Managing large property portfolios often means balancing tight timelines, strict budgets, and complex asset data. When it comes to maintaining parking lots, accurate striping estimates are essential for safety compliance, aesthetics, and long-term asset health. Traditionally, these estimates require time-consuming site visits and manual measurements, but AI and drone-based remote asset inspections are changing that.

Client Challenge: A 4,000-Property Striping Inventory Under Tight Deadlines

One of our enterprise clients needed to quantify all pavement markings across their 4,000+ property portfolio to prepare for an annual bid event just seven weeks away.

Their requirements included:

The goal: Deliver precise data for budgeting, forecasting, and bid solicitation fast.

Our Data Collection Advantage: Remote Property Inspections with Drone Technology

Fortunately, we already had high-resolution imagery of the entire portfolio through our drone inspection software. This imagery was previously captured for pavement condition assessments and asset inventories (e.g., parking stalls, light poles, hydrants).

This meant no new site visits were required. However, detecting and categorizing every pavement marking required a specialized solution– we needed to develop a specialized computer vision model.

AI Model Development: Automating Pavement Marking Detection

We launched two parallel work streams:

  1. Manual Baseline Inventory – A team hand-measured pavement markings at a selection of sites using the existing imagery. This created a set of baseline data for validating the AI’s performance.
  2. AI Model Training – Another team began training a new computer vision model to detect and classify all pavement markings. Thousands of images were manually labeled to teach the AI what to look for and how to categorize each item.
Our technical team refined the process, including optimizing image cropping to increase model accuracy and efficiency.

Validation & Continuous Improvement

After each iteration, we compared the AI’s counts and measurements (e.g., ADA stencils, arrows, colors, widths) against manual benchmarks. To ensure the AI model’s outputs were both accurate and reliable, we implemented a rigorous validation process.

After the AI generated its initial results, our team validated its counts and measurements of ADA stencils, arrows, stop bars, and line striping colors against the manual dataset.

Any discrepancies were flagged, reviewed, and incorporated into the training cycle. Multiple rounds of validation were performed, each time further refining the AI’s ability to accurately classify markings and measure line segments.

The Results: Accurate Data, No Extra Site Visits, and a 7-Week Turnaround

By the final iteration, the AI model delivered highly accurate striping estimates across all key pavement marking categories. By combining remote inspection tools with AI-powered asset management, we delivered:

  • Comprehensive striping inventories for 4,000+ properties
  • No additional field visits, saving significant time and cost
  • Data trusted for budgeting and CAPEX planning

This level of confidence allowed the client to use the data for budgeting, forecasting, and bid solicitation without needing extra field verification.

By leveraging our remote inspection tools and AI expertise, we provided a comprehensive striping inventory within a tight seven-week timeline. This empowered our client to make data-driven decisions, confidently budget for maintenance, and secure accurate pricing for their upcoming bid event—maximizing both time and financial resources.

Why This Matters for Facility Managers and Portfolio Owners

AI isn’t just about speed, it’s about better decision-making. When you have accurate, portfolio-wide data, you can:

  • Forecast budgets with confidence
  • Optimize CAPEX planning for facilities
  • Eliminate unnecessary site visits
Reduce operational costs with predictive insights
